KeyStreet Services - The KeyStreet Letting Service and a Property Management Service for property owners.

We provide two distinct services.
The Keystreet Letting Service and a Property Management Service for property owners.

Keystreet Letting Service -

This involves:

Extensively marketing your property through the Keystreet Marketing Programme
Arranging professional cleaning of the property (where required, invoiced separately)
An experienced negotiator accompanies prospective tenants on all viewings at flexible times convenient to them
Introducing a prospective tenant to you and negotiating terms
Carefully checking applicant references
Exchanging leases with any special conditions included where appropriate
Transferring all utilities into the tenant's name
Document, agree and append to the lease a contents inventory
We explain in detail the tenant's obligations under their lease and emphasise key areas they must adhere to.
Registering your tenancy with the Private Residential Tenancies Board as is mandatory for all tenancies.
Setting up automatic monthly rent payments from tenants' accounts.


Keystreet Property Management Service

Our management service is tailor made for the property owner who does not have the required time needed to handle the regular management and maintenance issues that arise with a rental property. Tenants are now more discerning than ever and rightly demand a professional and personal service throughout the term of their tenancy.

Our comprehensive service incorporates all of the items listed in the Keystreet Letting Service in addition to the following;

Repairs and maintenance
We deal with all day to day management and maintenance issues that may arise and where required instruct qualified personnel to carry out any maintenance or repair work to ensure your property is kept in good order. Expenditure is agreed in advance with you and it is our policy to always seek best value from trades/maintenance people. We will send you a detailed statement of account documenting all transactions undertaken on your behalf.

Renewals to initial tenancy
We recognise that the point of renewal is an excellent opportunity to review all aspects of the tenancy. Not only is it an opportune time to improve the rent (if market conditions dictate) but also to examine any necessary enhancement/refurbishment of the property in order a) to maintain it and b) to maximise the rental yield.

Property Visits
Our experienced property managers carry out documented inspections of your property during the year. This includes non-expert investigation of defects, which come to our attention or are clearly brought to our attention by the tenant.

End of Tenancy
At the end of the tenancy we inspect the property, assess any damage or defects outside fair wear and tear and agree deductions where necessary from the tenants security deposit.

Preparing the property for re-letting post tenant exit
We prepare the property for presentation for re-letting post tenant exit. This may involve arranging for the property to be professionally cleaned (a charge which will be invoiced separately to you) or suggesting enhancements or improvements that may improve the rental yield.

Optional Services
We are pleased to offer at our discretion the following optional services to our clients.

a) Assisting with Insurance claims. This may include liaising with loss adjusters and obtaining estimates from building companies, contractors or trades people. This service is charged at a fee of €35 per hour.

b) Fit outs & refurbishments of dated or damaged rental properties to increase earning potential.
